Test Your Agent’s Communication Skills
Once you’ve narrowed your pool, give these realtors a call or shoot them an email. Sit back and wait to see what happens. An ideal agent will get back to you that very same day. If they can’t get back to you within more than a few hours on a business day without providing any sort of explanation as to why, then you should be wary.
Let’s say you get to the point where you have multiple offers for your house on the table, though there are some issues that pop up after the pre-inspection. You don’t want to have to wait a day or two for your agent to get back to you.
Probe Your Agent’s Experience
You want the initial interaction you have with your agent to feel somewhat like a job interview. Ask questions! A great agent won’t dance around numbers. He or she will be able to give you their stats right off the bat. Here are a few questions worth asking.
How long have you been an agent?
A great agent should have at least two years of professional experience, as this is about as long as it takes to get a good grip on the ropes.
How many houses did you sell in the past year?
An agent with double-digit selling stats is ideal. If an agent did not have at least 20 sales in the past year, we wouldn’t consider them.
What Was Your Percentage of Listings That You Sold?
Agents will make listings, though not all of them will sell. However, you want the sell numbers to be much greater. Any agent that averages from 60% to 80% in successful sales should be a good choice.
